Coulters’ core operational areas to date have predominantly been Edinburgh and East Lothian. The move to North Berwick will provide us with our first shop front presence, which is something that our team are extremely excited about. Not only are we now able to showcase our properties in our window to passers-by, but having swapped traditional fax machines for coffee machines, there is always a cuppa on offer for anyone who would like to talk property!
We have been selling successfully in East Lothian for many years now and in the last year particularly, our sales numbers have been rising fast with some outstanding results achieved for our clients. The office will undoubtedly boost our visibility to buyers and sellers in the area and provide the opportunity for clients to pop in and seek the expert advice of our local team.
East Lothian has always been a fantastic place to live thanks to the lifestyle it offers for those who settle here. With a spectacular coastline and equally beautiful countryside that’s all within an easy commuting distance of the capital, national publications have consistently listed North Berwick and Gullane amongst the most desirable places to live in the UK. It’s press like this that has attracted buyers from so many different places.
The pandemic has only strengthened the appeal of East Lothian, as more people are able to work flexibly away from the office and buyers place more importance on space inside and out. Great schools, fabulous beaches, world-renowned golf courses, excellent transport links – what more could you want? East Lothian really does have it all.
North Berwick continues to be incredibly sought after, particularly for families and those looking to retire to the coast. There has also been a noticeable boost to the popularity of Dunbar, which offers seaside living and transport links but without the price tag associated with the likes of North Berwick.
There is a huge amount of new building across East Lothian, which may offer buyers the option of securing a home at a fixed price without having to pay the cash excess over valuation that is common with ‘second-hand’ home sales across the region.
Musselburgh currently represents a good opportunity for buy-to-let investors, with the possibility of achieving attractive yields due to the lower property prices but often close to equivalent rents to parts of Edinburgh thanks to its close proximity to Queen Margaret University, the city centre and quick rail and road links.
The crazy year or so we have seen in the property market has truly taught us that it is almost impossible to predict what is to come. If the coronavirus situation continues to stabilise, I would anticipate a continuation of house price growth across East Lothian but perhaps a slight cooling of the market compared to what we have seen recently.
If workers begin to be phased back into offices, even part time, I think this will reboot some people’s desire to be in the capital and will have a knock-on effect on the flat market. There continues to be a huge imbalance of supply vs demand in the most popular areas of East Lothian, and I see no end to offers well in excess of valuation throughout 2022 provided this imbalance continues. If you are waiting for a drop, you may be better taking the leap and making the most of the ultra-low mortgage rates that are available now.
